STAFF RECOMMENDATION
Recommendation
Consider the applicant’s request for a Planned Industrial Development (PID), based on the information provided in the staff report and the public comments received.
Should the Commission determine that the request is consistent with the Zoning Ordinance, adopt Resolution #2026-113, which approves Case No. PID26-01, Pallet One Property, as it pertains to a planned industrial development of 28.7 acres, more or less, as located in Planning (Zoning) District 12.

BACKGROUND INFORMATION
Background: The subject property encompasses approximately 28.7 acres and is currently zoned M-1, Light Industrial District. A request has been submitted for Planned Industrial Development (PID) approval. The applicant previously received PID approval in December 2025; however, as a condition of that approval, any expansion or addition of buildings will require re-approval. The property is situated south of County Road 64 near the Wilcox Exit. The existing pallet business was established prior to the zoning of Planning District 12 in 2006. The business aims to add one additional warehouse to the property.
